The real estate market is unpredictable, yet there is a way to know when it’s the “perfect” time to buy, according to Barbara Corcoran.

“The perfect time to buy a house? When you can afford the down payment — not when you’re waiting for the ‘perfect’ market,” she shared on Instagram.
Here’s why Corcoran believes this is the case.
Corcoran believes that you should buy as soon as you are financially able to.
“If you’re waiting to buy the house next year instead of right now, forget about it,” she said in an Instagram video. “Prices are just going to continue to go up. Interest rates aren’t coming down, so you might as well get out in the market and do something about it.”
The “Shark Tank” star predicts that the cost of buying a home will continue to go up — not down.
“The best time to buy is the minute you have enough cash for the down payment,” she said. “Because if you wait for, say, another year — houses went up 4% this last year, they’re even going to go up more next year. So you’re not really saving anything by waiting.”

Kirsten Jordan, a top agent with Douglas Elliman, agrees with Corcoran’s advice, despite 2025 being a challenging year for prospective buyers.
“For most Americans, owning a home is the best tool for wealth generation,” she told GOBankingRates. “If this is your goal and you have the means to take the leap this year, just go for it.
“Don’t try to time the market like a savant, don’t hold your breath for lower interest rates, don’t get distracted by the noise,” she continued. “The decision to buy a home is extremely personal and is based on your unique, individual situation and needs. Focus on yourself and what’s best for you.”
